AGENDA PUBLIC HEARING Monday, February 9, 2026 at 6:00 PM Select Board Meeting Room at the Town House     Call meeting to order and introductions 6:00 PM – Discussion of Revising the Zoning of Properties on Evans Road (15 Evans Rd, 13 Evans Rd, 11 Evans Rd, & 9 Evans Rd.) Property owners and abutters to these four properties have been invited to attend this discussion; livestream the meeting; or write letters/emails with their feedback/concerns/questions. 6:00 PM - Public Hearing – Proposed Zoning Amendments: Proposal: to revise the Lot Size requirements under §245-15.3 Traditional Neighborhood Overlay Zone by: revising §245-15.3E3(b) i to read as: “ i. 10,000 square feet for one (1) or two (2) dwelling units, plus 5,000 square feet for each additional unit” in the Family District and as “5,000 square feet for one (1) dwelling unit, plus 2,500 square feet for each additional unit” in the General Residence District; and, to rescind§245-15.3E3(b) ii, & iii as they would be addressed through the replaced §245-15.3E3(b) i (above). This proposal would allow for multi-family structures in the Family District but only through Planning Board review and with strict conformance to the regulations of Traditional Neighborhood Overlay Zone. How the zoning currently reads:   Family District General Residence District a. Frontage 75 feet 50 feet b. Lot Size      i.  Single Family 10,000 square feet 5,000 square feet      ii. Two-Family 10,000 square feet 7,500 square feet      iii. Multi-Family NA 2,500 square feet for each unit   How the zoning is proposed to change:   Family District General Residence District a. Frontage 75 feet 50 feet b. Lot Size   10,000 square feet for one (1) or two (2) dwelling units, plus 5,000 square feet for each additional unit 5,000 square feet for one (1) dwelling unit, plus 5,000 square feet for each additional unit   6:30 PM – Public Hearing – To Consider Revision of a Zoning Amendment Previously Moved to Town Meeting Ballot: At the Planning Board meeting of November 10, 2025, the Board made a motion to move an amendment to ballot which revised the density requirement language for the West Peterborough Zoning District. This consideration comes as the Board is interested in revising the language further to align with density language with other sections of zoning. This revision would provide consistent language across the various districts in Peterborough.   The amendment moved to ballot reads as follows:   1)         to revise the density requirements of the West Peterborough Zoning District by rescinding §245-9.1C4, which currently reads as: “4. Density. Single-Family: Four (4) dwelling units per acre. Two-Family: Eight (8) dwelling units per acre. Multi-Family or Mixed Use density will be determined by the Planning Board during Site Plan Review.”   and replacing with the following text:   “4. Density. Residential: Eight (8) dwelling units per acre. Mixed use density will be determined by the Planning Board during Site Plan Review.”   Minutes of January 12 Adjourn     Copies of the proposed, amended Zoning Ordinance, code, and information on zoning work are available for public inspection in the Office of Planning & Building and can be found on the Town website. Supervisors of the Checklist will be meeting Tuesday February 10th, 2026, from 8:30AM-9:00AM at the Town House 1 Grove St. Peterborough, for the purpose of new voter registrations, corrections, and updates to the checklist.  To register to vote you will need to bring the following documentation:  1. photo ID, 2. proof of residency, 3. proof of US citizenship (birth certificate, US Passport or citizenship/naturalization documents).  Your marriage certificate, divorce decree, adoption papers, or the court order approving your name change will usually satisfy this requirement.
